The situation
Ivo Viola sells the two-room flat at Via Mascarella 63 for 189.000 €, deed on 15 December. He gave the agency a 2015 APE with no expiry date, the boiler's DiCo, the administrator's certificate and a photo of the plan on which someone drew in pen a partition moved in 2021. Marta must tell the buyer what is missing and what the arrears weigh.

What to look for
At the top «Da completare: 4 cose». The APE of 10/06/2015 prints no expiry: ten years, expired on 10/06/2025 (484 days ago). There is the gas DiCo (2016) but not the electrical one. Condominium fees unpaid 2.840,00 €: 1.230,00 € of 2026 pass to the buyer at the deed (art. 63 c. 4 disp. att. c.c.), 1.610,00 € of 2024 stay the seller's, with an injunction. The plan corrected in pen is «da verificare», never judged.
