The property manager and the owner in arrears: an immediately enforceable order
The situation
In the building at Via Saragozza 118 Ms Ferri, flat 7, has not paid the 2025 balance nor the April and July instalments: May's registered letter did nothing. The property manager uploads the owner's statement from her software and the minutes of the March assembly that approved the accounts, the budget and the allocations, and asks for the dossier for the building's lawyer.
The documents
The same files the agent was handed. Open them before you read the rest: the names, addresses and VAT numbers are invented, the structure is not.
What the agent does
The same four phases as every run, in order. In the console you watch them go by one at a time, with the credits beside them.
- 01DiagnoseReads the input and decides what the job actually is.
- 02AssemblePicks tools, data sources and the model you chose.
- 03ActDoes the work. Anything that leaves the building waits for approval.
- 04AssessChecks its output against your rules before settling credits.
The result
Result being recorded
This scenario is ready, but its real run has not been recorded yet. Until it has, there is nothing to show here: we would rather print one honest line than a fake result.
What to look for
For a condominium the dossier changes: no certified extract and no 40 € per invoice, because the evidence is the minutes with the approved allocation and the order is immediately enforceable under art. 63 of the implementing provisions. Three instalments for 1,211.40 €, the fourth not yet due stays out; the interest is the legal rate (1.60 % in 2026) from each due date; the court is the justice of the peace of Bologna, where the building is (art. 23 c.p.c.). And the manager's own deadline: six months from the close of the financial year in which the instalment is due (art. 1129 c. 9 c.c.), i.e. by 30 June 2027.
