Via San Vitale 112: visura, plan, APE, provenance deed, DiCo and condominium certificate in order — the file is ready for the deed, with the APE expiring five days after it
The situation
It is Wednesday 7 October. Marta Ciliegio, of the Ciliegio Case agency, prepares the deed of 23 October for Lorenzo Azzurri and Chiara Celesti's flat at Via San Vitale 112, sold for 268.000 €. The notary wants the whole file: the visura, the plan, the APE, the provenance deed, the electrical system's declaration of conformity and the administrator's certificate. Before sending it, Marta wants to know whether anything is missing or does not add up.
The documents
The same files the agent was handed. Open them before you read the rest: the names, addresses and VAT numbers are invented, the structure is not.

What the agent does
The same four phases as every run, in order. In the console you watch them go by one at a time, with the credits beside them.
- 01DiagnoseReads the input and decides what the job actually is.
- 02AssemblePicks tools, data sources and the model you chose.
- 03ActDoes the work. Anything that leaves the building waits for approval.
- 04AssessChecks its output against your rules before settling credits.
The result
Result being recorded
This scenario is ready, but its real run has not been recorded yet. Until it has, there is nothing to show here: we would rather print one honest line than a fake result.
What to look for
At the top «Fascicolo pronto per il rogito». The cadastral data (Fg. 205 Part. 318 Sub 14, A/2) are the same on every document; the mandate's 93 m² against the visura's 92 are within tolerance. Owners, sellers and the 2009 deed agree: Azzurri and Celesti, half each. The 2009 DiCo covers the electrical system; the administrator's certificate shows nothing unpaid. One note: the APE expires on 28/10/2026, after the deed of 23/10.
