The situation
Bruno and Paola Grigi sell for 395.000 € the flat of their father Franco, who died on 11 March 2025, at Via Saragozza 154. In 2019 the two old flats were merged into one; the file holds the visura, the plan found in the flat, the 2022 APE, the succession declaration, the deed by which Franco bought, the DiCo of the 2019 works and the administrator's certificate, with the roof works voted in May.

What to look for
At the top «Da completare: 3 cose». The plan is of sub 5, which the FUSIONE of 14/02/2019 merged into sub 9: it must be updated (not a mistake — «storico»). The visura is still in Franco Grigi's name, who died on 11/03/2025: the transfer must be registered, and the acceptance of the inheritance transcribed (art. 2648 c.c.). The APE (class D) is valid until 15/03/2032. Among the notes, the roof works voted on 20/05/2026: 2.310,40 € for the flat, instalments 01/11/2026 and 01/02/2027.
