C1CondominiumsCondominium expense split
Split condominium expenses on the thousandths tables, to the cent
The quarter's bills become the riparto the owners receive: every expense on its table of millesimi by the regolamento's article or the Civil Code — the stairs and the lift by art. 1124, the heating by its fixed share and the allocators' consumption — every unit's share per table to the cent, the tenant's part, a flat sold in the period split by days, a bill across two periods charged for its days only. A table that does not add up to 1000 is named, never silently used.
The problem
At quarter end the administrator's office has the invoices, the tables from the building rules — sometimes a typed page, sometimes a spreadsheet — and the list of owners. Every expense goes on its table, every share must add up to the cent, and a table that does not sum to 1,000 must be caught first.
Who it is for, and when
- Who it is for
- The condominium administrator — a studio of one or two people with twenty to sixty buildings — and the clerk who prepares the rates, at every quarter's and every rendiconto's close.
- When
- At the quarter's end, when the invoices are in and the rates' split must go out; at the year's end, for the rendiconto the assembly approves.
What you give it, what you get
You give it
The period's invoices and bills as they are (one scan for all of them too), the tables of millesimi (PDF, photo or the software's Excel), the regolamento's articles on the split, the unit list with owners and tenants; for the heating the readings' CSV.
You get
The verdict on top, then every expense with its table and its rule, every unit's share per table, the owner's and the tenant's parts, the seller's and the buyer's, the check to the cent; the riparto in Excel, CSV and PDF with a statement per unit.
How it works, in three steps
- Upload the invoices with the tables of millesimi
- Read the verdict and what is left to verify
- Send the statements and record the rates in your software
On its own, in a flow. Published as a page: whoever gathers the invoices (the clerk, a councillor) uploads them with the tables, and the studio receives the riparto; nothing goes to the owners from here.
The rules it applies
In the agent's own words: what it checks and what it never does.
- Every expense on its table, by the regolamento
- Shares to the cent, checked against the bills
- Tenant, seller and buyer split by law and by days
- Every total is recalculated from the lines and compared with the printed one; what cannot be read stays empty and is said in the notes, never invented.
A real example

Il Glicine, Q3 2026: six invoices over twelve flats with the regolamento's tables A, B and C — the split to the cent, €2,829.82
It is Monday 5 October. At the Gestioni Felsinee studio, Laura Bassi must send the twelve owners of Il Glicine, in Via Massarenti, the third quarter's split. On the desk: the regolamento's annex with the tables of millesimi A, B and C and the four articles on the split, and the scan of the six invoices — the common parts' electricity, the cleaning, the lift's fee and its biennial inspection, her own fee with the withholding tax, the LED fittings Acme installed in the stairwell. Every expense goes on its table and every share must add up to the cent.
The recorded result
Riparto del 3° trimestre 2026 pronto: 2.829,82 € su 12 unità, 6 spese su 3 tabelle (A, B, C), ogni quota al centesimo.
real time 51 s10 credits
Frequently asked questions
What happens if a thousandths table does not add up to 1,000?
It is flagged, never used silently or corrected by estimate: the split comes out «To check», with the calculation already done. Stairs and lift follow art. 1124 of the Italian Civil Code or the building rules, and a unit sold during the period is split by days between seller and buyer.
What does it cost, and how long does it take?
Usually 21–43 credits a quarter (≈ €0.87–1.77) and 2–4 minutes. It depends on the documents: more invoices, tables in photos and skewed scans cost more; the code computes the tables, the shares and the check. The recorded example cost 28 credits in about 3 minutes.
Can it run on its own, in a flow?
Published as a page: whoever gathers the invoices (the clerk, a councillor) uploads them with the tables, and the studio receives the riparto; nothing goes to the owners from here.
Who checks what the agent did?
You do — and it takes a minute, not an afternoon. Every run is a trace: the live timeline, each tool call, each document read, the cost per step, the confidence and sources. Actions that leave the building wait for your approval. The platform never sends, never touches a live store, never moves money.
Where does my data live, and how do you handle GDPR?
Your data is stored in the EU, on one server in Germany. The EU/US data-region setting limits which models an agent can be saved with, not where your data is stored. A no-retention mode and a local runner on your own machine are available. Your plan sets how many days your data is kept — you can change it — and when they run out it is deleted automatically. You download each run's results and delete files, agents and connections in the console; an owner deletes the whole workspace and each person their own account from Settings. The “Your data” page names the services that handle your data.
